A tax return should tell you more than what you owe

Every year you gather the paperwork, hand it over and wait to find out the number. For most people that's where the process ends — a figure, a due date and no real sense of whether it could have been different.

We prepare tax returns for property investors, companies and individuals across New Zealand, and we treat the return as the last step rather than the whole job. That means checking the position before it's locked in, claiming what you're entitled to and telling you what to change before next year rather than after it.

Filing a tax return is easy. Knowing you've got it right is the hard part.

Software will let you file almost anything. It won't tell you that a property should have been treated as trading stock, that an expense you claimed isn't deductible, or that a deduction you skipped was available all along.

The returns we're asked to review most often aren't wrong because someone was careless. They're wrong because the rules around property and business income are unforgiving and the person filing had no way of knowing what they didn't know.

  • Rental income and expenses split incorrectly between owners
  • Interest limitation and bright-line rules applied to the wrong properties
  • Deductions missed because nobody asked the right question
  • Entity income and drawings treated inconsistently year to year
  • Losses trapped in the wrong structure and unable to be used
  • Provisional tax set on last year's position instead of this year's reality

Tax returns we prepare

Whichever category you fall into, the work is done by people who deal with property and business income every day.

Property Tax Returns

If you own rental property, have sold within the bright-line period, or hold property through a trust, company or look-through company, your return needs more than data entry. Ownership shares, interest limitation, ring-fenced losses, chattels depreciation and the treatment of any sale all have to be right — and they all interact.

We prepare property tax returns for everyone from single-rental owners to portfolio investors, and we tell you what the numbers mean for the next purchase, not just the last one.

Company Tax Returns

Company returns bring their own set of traps: shareholder current accounts, imputation credits, dividends, home office and vehicle claims, and the interaction between the company return and the shareholders' personal returns.

We prepare the company return alongside the annual accounts so the two agree, and we look at how profit is being taken out of the business before the year closes rather than reporting on it afterwards.

Individual Tax Returns

Salary and wages, contracting income, investments, overseas income, rental income, share of a partnership or trust distribution — most individual returns we see involve at least two of these, and that's where the errors creep in.

We work out what actually needs to be included, apply the credits and deductions you're entitled to, and make sure your provisional tax obligations for next year are set at a level that reflects reality.

When is it worth getting help with your tax return?

If any of these describe your year, a specialist return is likely to pay for itself several times over.
  • You own one or more rental properties, in your own name or through an entity
  • You bought or sold property during the year
  • You're unsure whether the bright-line test applies to a sale
  • Your income comes from more than one source or more than one country
  • You run a company, trust or look-through company
  • You have losses you'd like to use but aren't sure you can
  • IRD has contacted you about a return, an amendment or an amount owing
  • You're filing late, or you have returns outstanding from earlier years
  • You suspect you're paying more tax than someone in your position should be

Why choose Finex for your tax returns?

Property specialists

Property is not a sideline for us. Bright-line, interest deductibility, GST on developments and trading stock are everyday territory, not something we look up when it comes up.

Fixed fees, agreed up front

You know what you're paying before we start. No surprise invoices and no meter running when you pick up the phone with a question.

Contact through the year

We keep in touch rather than appearing once a year at filing time, so decisions get made with advice attached instead of afterwards.

Chartered Certified

Finex is an ACCA practice. The work is reviewed, the standards are enforced and your filings are done properly the first time.

The same team every year

You deal with people who already know your structure and your history, not whoever happens to pick up the file this season.
